Davis & Floyd is currently seeking a Resident Construction Manager to join our Construction, Engineering & Inspection team in Charleston, SC. This candidate will supervise construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints. The ideal candidate will work in a strong team environment of highly motivated professionals for a family owned and oriented company that prides itself on integrity and quality. 

Responsibilities:

  • Serve as a liaison in the interface between the design team and the projects' construction teams (owner, contractor, subcontractors, and SCDOT)
  • Responsible for the management, conduct, and oversight of construction management and inspection
  • Directly interact with clients' representatives to negotiate work plans, administer construction contract terms and conditions, resolve field issues, and provide management system reporting as needed by the clients
  • Process contractor requests for information, submittals, payment, schedules, and change orders
  • Maintain project files
  • Supervise inspectors, and other assigned field and office staff
  • Work with the client from the start of each project to ensure you understand the project, scope, and vision
  • Process change orders
  • Conduct construction meetings on-site
  • Prepare and submit project estimates to clients
  • Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
  • Evaluate progress and prepare detailed reports
  • Ensure adherence to all health and safety standards and report issues

Qualifications 

  • B.S. in civil or construction engineering preferred
  • More than 15 years' construction related experience
  • PE license will be an advantage
  • Familiarity with SCDOT projects and specifications will be an advantage
  • PMP or equivalent certification will be an advantage
  • Proven experience as a construction project manager
  • Experience in engineering and construction management consulting industry and construction
  • Requires working knowledge of heavy construction, including civil, structural, mechanical, and electrical construction practices
  • In-depth understanding of construction procedures and material and project management principals
  • Ability to develop and implement a QA/QC program for construction projects and to review, analyze, and negotiate construction cost estimates, change orders, and contractor claims; advise design engineers regarding construction challenges; supervise inspectors on several concurrent projects
  • Familiarity with quality and health and safety standards
  • Professional-level knowledge of construction business practices, including permitting, zoning and construction and architectural contracts
  • Knowledge in application of Primavera P6 and Microsoft Project scheduling software preferred
  • Proficiency with Microsoft Office
  • Valid driver's license and acceptable driving record required
  • Excellent written and verbal communication skills
  • Ability to work independently, manage multiple priorities, and solve problems expeditiously
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
